Overview

The primary role of the Planning Commission is to hear applications and petitions related to City planning and zoning. Working closely with the City Building Inspector, the Planning Commission reviews building permits, zoning variances, and other related land use or building issues.

The Planning Commission/Board of Zoning Appeals is a nine member board appointed by the Mayor and approved by the City Council.

The Planning Commission develops:

  • Subdivision Regulations
  • Zoning Regulations

As the Planning and Zoning Board, the members are responsible for the orderly planning and development of South Hutchinson and the area within three miles of the community. The Planning and Zoning Board reviews and approves rezoning, regulations amendments, subdivision items, street vacations and conditional use applications.  They also review and approve all projects that require site plan review before starting construction.

As the Board of Zoning Appeals, the members are responsible for the hearing and deciding upon appeals alleging an error of a decision, as well as applications for a variances or special uses.

The Board of Zoning Appeals makes decisions on applications for variances from the Zoning Regulations, appeals of determinations made by the Zoning Administrator and conditional use applications.
